Located in north-central Massachusetts, Fitchburg is a historic city known for its industrial heritage. Once a major manufacturing center, particularly in the paper and industrial sectors, the city has evolved into a regional hub for arts and culture.
Fitchburg’s community-focused arts scene is anchored by the Fitchburg Art Museum, one of the leading cultural institutions in the region. The city also supports public art and downtown revitalization projects that use creative placemaking to strengthen community identity and enliven its Main Street. Organizations such as the Fitchburg Cultural Alliance help connect artists, studios, and cultural events, while partnerships with Fitchburg State University contribute to exhibitions and creative programming.
However, like many New England towns, Fitchburg is also facing an acute housing shortage; the city is projected to need approximately 1,500 additional housing units in the coming years. That’s where American Microgrid Solutions (AMS) and NewVue Communities come in. NewVue, a nonprofit community development corporation and affordable housing developer, partnered with AMS as energy consultant in creating the Fitchburg Arts Community, a workforce artist housing development.
The project demonstrates the impact achieved by combining affordable housing, historic preservation, and renewable energy.
A Creative Concept
The Fitchburg Arts Community offers studio, 1, 2, and 3-bedroom apartments as part of a renovation of the historic former BF Brown School, High School Annex, and City Stables. The adaptive reuse project creatively preserves the character of these historic buildings while creating much-needed housing in Fitchburg. Artist community cohesion is reinforced with public art, gallery and studio space, and a landscape plan that knits the entire site together by creating an arts campus that connects to the Fitchburg Art Museum.
The project’s commitment to historic preservation recently earned recognition from Preservation Massachusetts, with the full project team, including ICON Architecture, receiving a Mayor Thomas M. Menino Legacy Award.
“This project is going to be more than just buildings. It’s going to be a canvas for creativity, culture, and connection, with 68 spaces for artists to live, create, and showcase their work. We are not just building homes; we’re crafting a vibrant hub that will enrich and elevate Fitchburg’s art scene,” said NewVue Board Member Derek Craig at the project’s groundbreaking in 2023.
A Guiding Hand: American Microgrid Systems
American Microgrid Systems was brought in to help maximize the project’s sustainability goals throughout the solar development process. AMS plays a critical role in this type of project, giving guidance from planning through installation. By providing technical assistance, coordinating stakeholders, and ensuring the solar investment aligns with the long-term goals of the housing development, AMS alleviates the pressure on the nonprofits they assist, like NewVue Communities, allowing them to maintain focus on their core services.

For affordable housing developments, controlling operating expenses is critical to maintaining long-term affordability. By integrating solar energy into the Fitchburg Arts Community, AMS and NewVue Communities are investing in both environmental sustainability and financial resilience.
Completed in Summer 2026, the solar installation features 101 panels and a 53.53-kilowatt system that is expected to generate over 55,000 kilowatt hours of clean electricity annually. The system is projected to offset a meaningful portion of the buildings’ electricity usage, helping reduce operating costs while lowering the project’s environmental footprint.
The project serves as a powerful example of what is possible when mission-driven organizations work together to address multiple community needs at once: preserving historic buildings, supporting the arts, expanding affordable housing, and advancing the clean energy transition.
